Florida real estate email signature requirements

Florida requires real estate advertising to include the brokerage's licensed name, and sets rules for team names. It does not require a license number. Whether the rule's internet provisions reach an email body is not stated.

Regulator: Florida Real Estate Commission (DBPR). Summarized from the rule text and official guidance linked below, as of September 28, 2026. Not legal advice.

Does the rule cover email?

  • Rule 61J2-10.025(1) says all real estate advertisements must include the licensed name of the brokerage firm, and must make clear that reasonable people would know they are dealing with a real estate licensee. The rule defines neither “advertisement” nor email.
  • Paragraph (2) says that if a licensee's personal name appears, at least the last name must appear as registered with the Commission.
  • Paragraph (3)(a), for a “site on the Internet,” says the brokerage name must be placed adjacent to, or immediately above or below, the point of contact information, which the rule defines to include email addresses. It is written for internet sites; whether it reaches an email body is not stated.

Is a license number required?

  • Neither 61J2-10.025 nor 61J2-10.026 requires a license number, and we found no Florida requirement for one in advertising.

Team names

  • Rule 61J2-10.026 bars team names that include words such as Agency, Associates, Brokerage, Brokers, Company, Corporation, Inc., LLC, Properties, Property, Real Estate or Realty.
  • It says the rule applies to all advertising, and that the team name must not be in larger print than the registered brokerage's name.

Anything specific to signatures

  • We found no Commission FAQ on email signatures. Florida Realtors, a trade association, restates that internet ads and websites must show the brokerage's licensed name above, below or next to the point of contact information.

A practical checklist

Our reading of the rules above, not language from any rule. Your broker-in-charge has the final say.

  • Put the brokerage's licensed name directly above, below or beside your phone and email.
  • Use your name as registered with the Commission.
  • If you use a team name, keep it free of the barred words and no larger than the brokerage name.

What we could not confirm

  • Following the internet-site layout in an email signature is a cautious reading, not something the rule states.
  • The latest adopted version of 61J2-10.025 we found is dated 2007; the team rule 61J2-10.026 is dated November 1, 2021.
